Big News for Ontario Home Buyers: Save Up to $130,000 on Your New Home!

If you’ve been dreaming of owning a brand-new home in Ontario, the government just made your dream a whole lot more affordable.

In a landmark announcement made on March 25, 2026, from Mississauga, the Ontario government, in partnership with the federal government, revealed a massive expansion of the HST New Housing Rebate. This proposal, set to be part of the upcoming 2026 Budget, could save homebuyers up to $130,000 on a new home purchase.

This isn’t just a small discount; it’s a game-changer designed to lower costs for families, spur new home construction, and keep Ontario’s economy strong.

The Big Number: What is Changing?

Currently, Ontario provides a partial rebate of the provincial portion of the HST for new home purchases. The new proposal blows those limits out of the water.

The government is proposing to remove the full 13 per cent of the Harmonized Sales Tax (HST) for eligible buyers of qualifying new homes.

Here is how the savings break down by home value:

New Home Value Rebate Amount Details
Up to $1 Million Full 13% Rebate The entire HST is removed.
$1M to $1.5 Million Maximum $130,000 The maximum rebate is maintained.
$1.5M to $1.85 Million Proportionally Decreasing Relief decreases gradually from $130,000.
$1.85 Million and Above $24,000 A minimum rebate of $24,000 is maintained.

 

Who is Eligible and When?

This new, expanded rebate is intended to be a temporary, one-year measure.

  • Effective Dates: The proposed changes would apply to eligible buyers of qualifying new homes from April 1, 2026, to March 31, 2027.

  • Primary Residence: To qualify, the purchaser must acquire the new home for use as their primary place of residence or as a qualifying residential rental property.

 

What About First-Time Homebuyers?

Ontario had previously announced HST relief for all first-time buyers of new homes valued up to $1 million. The new announcement builds on that.

The province is taking steps to align the effective date of its original provincial HST rebate for first-time homebuyers with the federal government’s proposed earlier date of March 20, 2025. This means that if you are a first-time buyer, you may be able to access significant relief even earlier, subject to the final legislation.

 

A Powerful Federal-Provincial Partnership

This massive tax relief is made possible through a close partnership between the Ontario and federal governments. The federal government has agreed to cost-share the initiative, which will approximately cover the federal five per cent portion of the HST being removed.

Together, this partnership will provide almost $2.2 billion in total joint tax relief for housing in Ontario.

 

The Bigger Picture: Housing Starts and Jobs

This measure isn't just about individual savings; it's a strategic move to tackle Ontario's housing crisis. By lowering the upfront cost of buying, the government expects to:

  • Stimulate an additional 8,000 housing starts in Ontario next year.

  • Support up to 21,000 new jobs.

  • Boost Ontario’s GDP growth by $2.7 billion.
